UK Boiler Replacement Cost Index 2026 — £1,400 Postcode Spread
A like-for-like combi swap costs £1,820 in Newcastle and £3,210 in central London — same boiler, same install
"A homeowner in Newcastle pays £1,820 for the same boiler that costs £3,210 in inner London. The hardware is identical; the labour is what costs."

How this study was carried out
TradeMatch collected 6,720 quoted boiler-replacement jobs between January 2025 and February 2026, controlling for the boiler model (Worcester Bosch Greenstar 4000 30kW combi), the install scope (like-for-like swap, no relocation, no system upgrade) and the warranty (10-year manufacturer-tied). Each quote was checked against Gas Safe registration on the day of issue.
Sample: 6,720 boiler replacement quotes across 200 UK postcode areas, all from Gas Safe registered installers
What this study found
- The same boiler swap costs £1,390 more in inner London than in Newcastle — a 76% premium for identical work
- Inner-London cheapest-quartile installers (£2,840) still bid 56% above Newcastle's most-expensive quartile (£2,070)
- Three quotes is the magic number: 8 in 10 homeowners taking three Gas Safe quotes saved £200-£600 on the install vs the first quote received
- Manufacturer-extended warranties (10-12 year) require a manufacturer-trained installer — a non-trained installer's quote can be £200-£400 lower but reduces warranty cover to 1-2 years

Why this matters
UK boiler-replacement pricing is one of the most homogenous home-improvement categories — the boiler itself (~£1,200 trade price for a Worcester 30kW combi) is identical regardless of where it is fitted. Yet the regional spread on a fitted price is 76%. The Boiler Plus (2018) regulation required all UK gas boilers to include weather compensation or load compensation as standard, narrowing technical specification differences across installers. Pricing variation is now almost entirely labour, travel and overhead. The £7,500 BUS heat-pump grant has slightly suppressed gas-boiler-replacement demand at the high end (homes choosing a heat pump instead) but the working-stock replacement cycle is largely unchanged.

FAQ
Should I get a Worcester / Vaillant / Ideal / Baxi?
Worcester Bosch and Vaillant lead on reliability metrics in independent UK boiler reviews; Ideal and Baxi are typically £200-£400 cheaper at quote stage. The 10-12 year warranty is what matters most over the boiler's lifetime — confirm the manufacturer-trained installer credential before signing.
Is the £7,500 BUS grant worth it?
For homes with good insulation, an air-source heat pump install at £8,000-£14,000 net of the £7,500 grant is competitive with a gas-boiler replacement over a 12-15 year horizon. Confirm with an MCS-certified surveyor; the grant requires MCS-certified install.
How long should a UK boiler last?
10-15 years for a typical combi, longer for a system or regular boiler. Annual servicing extends the operating life by roughly 2-3 years; manufacturer warranty cover requires it.
Can I install my own boiler?
No — gas work requires Gas Safe registration by law (Gas Safety Regulations 1998). Self-install is a criminal offence regardless of competence; manufacturer warranties require Gas-Safe-registered, manufacturer-trained installation.
