Change of Use(Change of use)

Converting a garage to habitable space is a material change of use under the Building Regulations, so insulation, ventilation, fire safety and damp-proofing must all meet current standards even where no planning permission is required.

Floor Level and Damp(Floor build-up)

Garage floors sit lower than the house and often have no damp-proof membrane. Raising and tanking the floor to meet the internal level, while retaining enough head height, is the detail that most often decides whether a conversion is straightforward or awkward.

Planning Condition on Parking(Parking condition)

Some newer developments carry a condition requiring the garage to remain available for parking. It survives the sale of the house, is easy to miss, and is checked at conveyancing — worth confirming with the council before design work starts.

Lintel Over the Door Opening(Lintel)

The garage door opening is wide and usually already spanned, but infilling it with a window and wall changes the loading. Building control will want the existing lintel confirmed as adequate, or a new one specified.
