T-Mark(T-mark)

The symbol on a title plan showing which side of a boundary carries the maintenance responsibility, with the stem of the T pointing into the responsible owner’s land. It is the actual evidence of ownership, unlike the widespread belief about posts and rails facing a particular way.

Permitted Development Height(PD)

The height you may build a fence or wall without planning permission — generally 2 metres, or 1 metre where it adjoins a highway used by vehicles. Measured from the higher ground level where the two sides differ.

Concrete vs Timber Posts(Posts)

The choice that decides how long the fence lasts. Timber posts rot at ground level first; concrete posts with gravel boards outlive several sets of panels and turn a future repair into a panel swap rather than a rebuild.

Gravel Board(Gravel board)

The board at the base of a fence keeping the panel clear of wet soil. Omitting it is a small saving that transfers rot directly to the panel, which is the expensive part.
